For most classes of building, the Building Regulations require the fire protection systems within the building to be maintained by qualified people, in conformance with AS 1851.
AS 1851 specifies the inspections, tests, and servicing needed to keep each component in your Essential Safety Measures (ESM) compliant, and working properly. Different inspections and tests are needed monthly, six-monthly, annually and at longer intervals out to 30 years. ESS’ systems and staff track each of these requirements to ensure every item of equipment receives the right maintenance at the right time.
There are many parts to an ESM system. Our first step in maintaining your building’s ESM is to record the condition of every component in our sophisticated IMS. We identify any defects or omissions, and set up the maintenance schedule in conformance with AS 1851 and the Building Regulations.
Routine inspections, tests, and maintenance activities are allocated to our skilled technicians based on the schedule, and your requirements. Any defects are identified and quoted while the technician is on site. Repairs are arranged as needed. ESS’ sophisticated systems offer client’s full visibility and oversight of the work, and provide the flexibility needed to work with clients to minimise problems.
Most defects identified in the ESM items are a consequence of time and occasionally damage. These are photographed, quoted, and advised to the client with recommendations for repair. You are free to accept ESS’ quote or your own maintenance staff to rectify the defect. Once the defect is rectified, the ESM records for the building are updated.
In the rare event of a critical defect being identified, the ESS technician will remain on-site until the situation is under control and any follow actions implemented.

Unfortunately, not everything is plannable. ESS provides a 24 * 7 emergency response to respond to any emergency, at any time.
An Annual Essential Safety Maintenance Report (AESMR) has to be completed by the owner of most types of building within a 28 day period of the legislated anniversary date. The AESMR combines all your safety data for the past 12 months. ESS systems make compiling the ASMR straightforward.
