Fire and Smoke doors

Fire and smoke doors are crucial fire safety components designed to prevent the spread of fire and smoke in a building. Fire doors are designed to withstand fire for a specific period, preventing its spread, while smoke doors focus on limiting smoke movement to prevent suffocation and maintain escape routes. However, to remain effective, all the parts need to work as designed including the door-seals, closers, and locksets.

Building Regulations

Australian Standard 1851 requires fire doors and smoke doors to be inspected on a six-monthly basis, sliding fire doors on a three-monthly basis. Hinged and pivoted fire-resistant door sets serving as entry doors to private residential apartments may also be inspected annually.

 

Records of these inspections form part of the annual AESMR report that every owner of a building in a designated class is required to complete.
