Exit routes and passive elements

The passive elements of an Essential Safety Measure (ESM) are just as critical as the active warning and suppression systems. Building owners and occupants are responsible for ensuring that fire escape routes and exit doors remain clear and unobstructed at all times. In addition, passive fire and smoke systems play a vital role in containing and slowing the spread of fire within a building. These systems include fire and smoke barriers—such as walls, floors, ceilings, access panels, and hatches—as well as fire-protected structural elements like beams, columns, girders, and trusses. Other components include service penetrations, control joints, fire shutters, and fire-rated glazing and ducts, all of which contribute to the overall integrity of a building’s fire safety strategy.

Building Regulations

It is compulsory for all employers and/or building managers to provide a safe, functional and NCC compliant workspace at all times which includes having functioning fire escape routes.

 

Australian Standard 1851 requires fire doors and smoke doors to be inspected on a six-monthly basis, sliding fire doors on a three-monthly basis, and all other passive fire and smoke systems in a building to be inspected and tested on a yearly cycle, including: paths of travel to exits, discharge from exits, fire-isolated and non-fire-isolated stairways and ramps, and doors (other than fire or smoke doors) in a path of travel to a required exit.

Ongoing asset maintenance is a crucial component of your fire prevention system, ESS’ technicians will undertake the checks needed to ensure all paths of travel and discharge areas are unobstructed, all fire doors and exit doors work correctly and the other passive systems are functioning as designed, including assessing any new or changed penetrations through the buildings fire compartmentation

 

As the work is done, each step is record by the technician in our maintenance management system, and the information is immediately available to clients through our dedicated client portal. The information is also stored to facilitate AESMR reporting.

 

This inspection gives you peace of mind your buildings are compliant with the OH&S and Building Regulations and more importantly, the exits, and smoke and fire barriers will work if there is ever the need for the building occupants to evacuate.
